Case Study: My First Private Lender
In 2014, when I was 22 years old, I made my first venture into the world of real estate investing.
Jeronimo was my supervisor at my previous job. Jeronimo was tired of barely earning 2% on his CD account, so when I presented the opportunity for him to receive a 10% fixed annualized interest rate, he was intrigued. He asked me questions about how the process worked and how long the loan term was for. After hearing the facts, he concluded that his money was safe with me, and he gladly helped me along in my journey. After all, it was just his lazy money that had been sitting in the bank this whole time. It was barely earning 2%!
Jeronimo invested $45,000 for a 12-month term. I offered him 10% fixed annualized interest or 15% of our profits on that deal, whichever was greater.
Our first flip was a home in Lake Wales, Florida. We purchased it for $20,000 and budgeted $25,000 for renovations.
The property was fully insured in case of fire or natural disaster, and Jeronimo was listed as the first payee on the insurance documents and mortgage documents. We had a promissory note explaining the terms of the loan, making it a safe, secured, and insured transaction.
Four months later, after renovations were complete, we were able to turn around and sell the house for $65,000. I sold the house myself using yellow signs. It only took three days to sell. I saved $5,000 on commissions, and we made $20,000 profit on our first flip!
At closing, I paid back the principal and interest to Jeronimo.
Jeronimo’s $45,000 invested at 10% fixed annualized interest rates, which comes out to $4,500 in interest per year. Divided by 12 months of the year, that is $375 a month in interest payments. Four months would come out to a return of $1,500.
But wait! Remember, I offered a 10% fixed annualized interest rate or 15% of the profits from the deal... whichever was greater.
15% of $20,000 in profits made resulted in $3,000 in earned profit percentage.
Obviously, Jeronimo made the right choice and decided he would rather have the second option at $3,000 instead of $1,500!
So, I paid Jeronimo $3,000 since he funded the
purchase and repairs on one loan.
That same money would have only earned $900 a year at 2% APY in a 24-60 month locked CD.
